This condo inspection covered a unit in Chicago's historic Klee Building on Milwaukee Ave. Of the 48 components inspected, our team documented 21 total findings: 9 recommendations, 8 maintenance items, and 4 safety hazards. The range was missing its anti-tip bracket, improper dryer vent material was found, a connected light fixture was missing its cover, and smoke/CO detectors were missing or over 10 years old. Other findings included a failed double-pane window, a leaking dishwasher, a loose toilet, and a missing washer pan.
Kitchen Components and Appliances
The range/stove was missing its anti-tip bracket - a safety hazard, since without it a loaded oven door can cause the appliance to tip forward. The range hood/microwave exhaust fan was missing its filter, the microwave was found to be of re-circulating type (unvented), and the dishwasher was leaking.
Interiors
A window showed a failed double-pane seal (condensation trapped between the glass layers). An exterior door's latch mechanism had failed, louvered doors were rubbing on an appliance, and door locks were non-functioning for bedroom and bathroom. Ceiling and wall/trim cosmetics were noted, cabinet damage was found, and floors showed moderate wear.
Bathroom
A toilet was loose.
Plumbing
A washer pan was missing - worth installing, since its job is to catch minor leaks and route them safely away. Improper dryer vent material was identified - a safety hazard, since certain vent materials are more prone to sagging, trapping lint, and posing a fire risk compared to rigid or semi-rigid metal venting.
Heating
The furnace is on the older side.
Air Conditioning
The cooling equipment is due for regular maintenance; it was tested and operated during the inspection.
Electrical
A connected light fixture on the balcony was found missing its cover - a safety hazard, since an uncovered fixture leaves live components and the bulb itself more exposed than intended. Smoke and carbon monoxide detectors that were missing or over 10 years old were also flagged as a safety hazard, worth correcting before move-in since working detectors are a basic life-safety requirement. Less urgently, the panel needed cleaning.
