This condo inspection covered a unit in a vintage courtyard building in Chicago's Edgewater neighborhood. Of the 47 components inspected, our team documented 21 total findings: 7 recommendations, 9 maintenance items, and 5 safety hazards. The electrical outlets accounted for most of the safety concerns - loose outlets, non-functioning GFCI receptacles, and a receptacle that had been taped over rather than repaired. The range was missing its anti-tip bracket, and improper dryer vent material was also found.

Kitchen Components and Appliances

The range/stove was missing its anti-tip bracket - a safety hazard, since without it a loaded oven door can cause the appliance to tip forward. The range hood/microwave light wasn't operational.

Interiors

The exterior unit door wasn't a self-closing type, and a screen door was damaged. Cabinet drawers need adjustment, and floor tiles were cracked and chipped with missing grout. Wall and trim cosmetics were noted, along with step cracking in a brick inner wall and cracked/chipped loose wall tiles with missing grout.

Bathroom

Caulking was needed at the tub/wall area.

Plumbing

A washer pan was missing - worth installing, since its job is to catch minor leaks and route them safely away. Improper dryer vent material was identified - a safety hazard, since certain vent materials are more prone to sagging, trapping lint, and posing a fire risk compared to rigid or semi-rigid metal venting.

Heating

The furnace is on the older side.

Air Conditioning

The cooling equipment is due for regular maintenance; it was tested using normal operating controls (thermostat) and operated satisfactory during the inspection. The AC condenser unit's location could not be identified during the inspection - worth confirming with the seller or HOA where the unit actually is, since it couldn't be evaluated without locating it.

Electrical

This unit's outlets accounted for the bulk of the safety hazards. Loose outlets, non-functioning GFCI receptacles, and a receptacle that had been taped over rather than repaired were all flagged as safety hazards - further evaluation by licensed electrical contractor is recommended . Less urgently, the panel is improperly labeled and needs duct sealing.
