This full home inspection covered a two-story home in Aurora, IL. Of the 67 components inspected, our team documented 44 total findings: 21 recommendations, 17 maintenance items, and 6 safety hazards. A window well drain was missing or blocked, the garage occupant door wasn't self-closing, and improper dryer vent material was found — all flagged as safety concerns. Foundation findings were extensive, with five separate items including cracks, water intrusion, and a radon measurement recommendation. Missing or outdated smoke detectors rounded out the safety findings.
Exterior
Plantings were growing too close to the foundation, gaps were found at exterior penetrations, and damaged wood trim was noted, along with general caulking and paint needs.
Roofing/Vents/Attic
The roof coverings were fully inspected and found in good order. The metal chimney showed rust. Roof drainage had a missing or damaged downspout/extension, downspouts continuing underground, and improper downspout termination elsewhere. The attic scuttle cover was missing insulation.
Garage
The garage occupant door was not self-closing - a safety hazard, since self-closing doors are a key fire-separation feature between an attached garage and the living space. Foundation cracks were also noted in the garage.
Kitchen Components and Appliances
The range/stove was missing its anti-tip bracket - a safety hazard, since without it a loaded oven door can cause the appliance to tip forward.
Interiors
A window showed a failed double-pane seal (condensation trapped between the glass panes), and window/door screens were missing or damaged. More seriously, a window well drain was missing or blocked - a notable deficiency, since window wells without functioning drainage can fill with water during heavy rain, creating a flooding risk for the basement. Ceilings showed cosmetic wear and nail pops. A vanity was missing hardware, and floors had missing grout. Wall and trim cosmetics were noted as well.
Bathroom
A toilet bowl was loose, a tub showed slow drainage/clogging, and an exhaust fan was noisy.
Plumbing
A washer pan was missing - worth installing, since its job is to catch minor leaks and route them safely away. Improper dryer vent material was identified - a safety hazard, since certain vent materials are more prone to sagging, trapping lint, and posing a fire risk.
Air Conditioning
The cooling equipment is due for regular maintenance; it was tested and operated normally during the inspection. Lineset insulation was missing or worn, and ductwork in the distribution system was partially or fully non-insulated.
Electrical
Vegetation was found covering the service entrance conductors and should be cleared. An open junction box with loose wires was found, worth having an electrician properly secure and enclose. Exposed or missing bulb covers on connected fixtures, and smoke/carbon monoxide detectors that were missing or over 10 years old, were both flagged as safety hazards - worth correcting before move-in, since working detectors are a basic life-safety requirement. Less urgently, the panel is improperly labeled and needs duct sealing, and some bulbs were non-working or missing.
Structural Components
This section carried the largest cluster of recommendations in the report: concrete foundation cracks on the exterior, concrete slab cracks, foundation vertical/diagonal cracks, and water intrusion were all documented. A radon measurement was recommended given these conditions. Missing insulation was also noted at the vapor retarders/flooring level, and a cracked concrete slab was found in the floor structure.
