This full home inspection covered a two-story home in Bolingbrook, IL. Of the 72 components inspected, our team documented 40 total findings: 15 recommendations, 17 maintenance items, and 8 safety hazards. The electrical panel showed both corrosion inside the panel and on wires, and moisture/condensation present inside the panel itself - both worth having a licensed electrician evaluate promptly. The garage occupant door wasn't self-closing, and the garage door photoelectric safety sensors were mounted too high to reliably detect low obstructions. The range was also missing its anti-tip bracket, and signs of vermin intrusion were noted.

Exterior

Plantings and trees/bushes were growing too close to the foundation and siding. Siding clearance to the ground was insufficient, moss buildup and excessive dirt were noted on the siding, and general caulking/paint touch-up was needed.

Roofing/Vents/Attic

The roof coverings were fully inspected and found in good order. A downspout was found with improper termination, and the attic scuttle cover was missing insulation.

Garage

Two related findings stood out here. The garage occupant door was not self-closing - a safety hazard, since self-closing doors are a key fire-separation feature between an attached garage and the living space. Separately, the garage door's photoelectric safety sensors were mounted too high - another safety hazard, since these sensors are designed to sit low enough to detect a child, pet, or object in the door's path before it closes; when mounted too high, that protection is effectively defeated.

Kitchen Components and Appliances

The range/stove was missing its anti-tip bracket - a safety hazard, since without it a loaded oven door can cause the appliance to tip forward. The oven light wasn't working and the oven wasn't heating up, and the refrigerator's water/ice dispenser wasn't working.

Interiors

Door, ceiling, and wall/trim cosmetics were noted throughout.

Bathroom

A sink drain stopper wasn't connected, was missing, or was damaged. A toilet bowl was loose, and a sink showed cracked enamel.

Fireplace

The gas-starter fireplace had no gas key present - inquire with seller before use. A chimney sweep/Level 2 inspection was recommended as routine maintenance.

Plumbing

A flexible gas line was found at the water heater, worth having a plumber confirm it meets proper installation standards for that application in the local jurisdiction.

Air Conditioning

The cooling equipment is due for regular maintenance; it was tested and operated during the inspection. Lineset insulation was missing or worn, and ductwork in the distribution system was found partially or fully non-insulated.

Electrical

This home's electrical panel showed two related and concerning findings: corrosion inside the panel and on wires, and heavy moisture/condensation present inside the panel itself - both flagged as safety hazards, since water intrusion into an energized panel is a serious shock and fire risk that should be diagnosed and corrected by a licensed electrician without delay, including identifying and stopping the cause of moisture in the first place. GFCI protection was required but missing, and exposed or missing bulb covers on connected fixtures were also flagged as safety hazards. Smoke and carbon monoxide detectors that were missing or over 10 years old rounded out the safety findings. Less urgently, the panel is improperly labeled and needs duct sealing, some bulbs were non-working or missing, and a light fixture was flickering.

Pest Issue

Rat/mice traps were present, and signs of vermin intrusion, including animal droppings, were noted - worth having a pest control professional evaluate and treat.
