This home inspection in Country Club Hills, IL covered 67 individual items across the exterior, roof, garage, kitchen, interior, bathroom, plumbing, heating, cooling, electrical, and structural systems. The findings included 4 safety hazards, 17 recommended repairs, and 28 maintenance items, a relatively light overall find count, with the kitchen, stairway, and electrical outlets accounting for the safety-priority items.
Safety Items
The kitchen range was installed without an anti-tip bracket, a simple, inexpensive device that keeps the stove from tipping forward if weight is placed on an open oven door, a quick fix worth doing before move-in.
The stairway handrail was found not continuous, which reduces its usefulness in preventing a fall and should be corrected. GFCI protection is required at several outlets, and connected fixtures had exposed or missing bulbs and covers, both worth a licensed electrician's attention. Separately, smoke and carbon monoxide detector(s) found defective and should be replaced.
Electrical
Beyond the safety items above, the panel was improperly labeled and could use duct seal around its penetrations.
Bathroom and Plumbing
A bathroom fixture had a corrugated (flexible) drainage connection, which is recommended for replacement with rigid pipe that holds up better long-term. A braided supply hose was found loose and hanging rather than properly secured, and the tub had a dent along with some caulking needed at the tub/wall area. The sump pump pit was found dry at the time of inspection, not necessarily a problem on its own, but worth confirming the pump activates properly when tested, since a dry pit alone doesn't confirm the system works under real conditions.
Heating, Cooling, and Ductwork
Ductwork was found missing insulation in places, with some corrosion noted on a supply duct. The air conditioning system was tested and functioning, though lineset insulation was missing or worn in spots and some ductwork remains partially uninsulated, regular maintenance and a tune-up is recommended.
Roof and Attic
The roof had some damaged or missing shingles, and the metal chimney and its flashing showed rust. Downspouts were missing or damaged in places. Attic insulation baffles weren't visible, and the attic scuttle cover was missing insulation.
Garage
The garage slab had a crack, the door trim was damaged, and the garage door itself showed some damage and dents.
Exterior
The exterior showed typical wear: minor walkway cracking, settling walkway steps, a gap under a concrete landing, loose mortar needing repointing, some dented metal siding, and general caulk and paint upkeep. The fascia and soffit showed some damage as well.
Interior
Interior findings were largely cosmetic: older windows, general wear on doors, ceilings, walls, and trim, missing cabinet door handles, and missing grout on the floors.
Structural and Pest
The foundation had a previously repaired area and a corner pop, both common and worth monitoring rather than urgent concerns. A vapor barrier was missing, loose, or improperly installed in the crawlspace, along with some missing insulation. Rat and mice bait was present at the time of inspection, indicating the home is being proactively managed for pest activity.
Overall
With 67 items inspected, this home is in good overall condition for its age, with mostly maintenance-level findings. The anti-tip bracket, stairway handrail, and required GFCI protection are the priority items to address for safety before move-in.
