Home Inspection: Glenview, IL 60025 - September 22, 2026

This home inspection in Glenview, IL covered 67 individual items across the exterior, roof, garage, kitchen, interior, bathroom, plumbing, heating, cooling, electrical, and structural systems. The findings included 10 safety hazards, 20 recommended repairs, and 18 maintenance items, with the electrical system accounting for the largest cluster of safety-priority items.

Electrical

This inspection turned up a real cluster of electrical safety concerns. Most notably, an open splice was found in Romex wiring, an exposed, improperly joined electrical connection that should be enclosed in a proper junction box, since it's both a shock and fire hazard as-is. Romex wiring was also found running through the attic in a way worth having a licensed electrician review. Separately, an exterior receptacle had open penetrations and exposed wires, another real shock hazard given its outdoor exposure to moisture. GFCI protection is required at several outlets, one existing GFCI outlet in the bathroom was found not operational, and an open ground was identified at another outlet. The grounding rod for the electrical service was not visible or installed. Connected fixtures had non-working or missing bulbs, and the panel was improperly labeled.

Trip Hazards

Two separate trip hazards were found in the walkway and driveway area: a sinking section of walkway, and a gap between the driveway and walkway where they meet. Both are worth correcting since they're along a path used regularly.

Garage Door Safety

The garage door's photoelectric safety sensors, the small eyes near the bottom of the track that stop the door from closing on an obstruction, were mounted at an elevated, non-standard height, reducing their ability to protect against injury if something is in the door's path. The garage door also had some cosmetic damage and dents, and the slab had some cracking.

Dryer Vent

The dryer vent uses improper vent material, a fire hazard since lint builds up more easily in flexible foil or plastic ducting than in rigid metal venting.

Roof and Attic

The roof showed granule loss and exposed roofing nails consistent with its age, along with alligatoring of the roof membrane (a cracked, reptile-skin-like texture that signals the material is aging and losing flexibility) and a rusted metal chimney. Downspouts were missing, damaged, or not properly connected in places. Attic ventilation baffles weren't visible, and insulation was found insufficient.

Kitchen, Bathroom, and Interior

A kitchen fixture had a corrugated (flexible) drainage connection, recommended for replacement with rigid pipe. In the bathroom, the toilet bowl was loose, and a fixture also had a corrugated drainage connection. Interior findings were mostly cosmetic: missing or damaged window and door screens, general wear on ceilings, walls, and trim, and missing grout on the floors.

Plumbing and Heating

The water heater and furnace both have an old-style gas valve worth having evaluated, and the furnace itself is an older unit.

Cooling

The air conditioning system was tested and found functioning, though a smart AC cycler was found disconnected with loose wiring, and regular maintenance and a tune-up is recommended.

Structural and Pest

The exterior foundation showed a concrete slab crack, common in a home of this age but worth monitoring. Rat and mice traps were present at the time of inspection, indicating the home is being proactively managed for pest activity.

Overall

With 67 items inspected, the electrical findings here are the clear priority, the open Romex splice, the exposed wiring at the exterior receptacle, and the missing grounding rod should all be evaluated by a licensed electrician promptly. The garage door sensor height and the two trip hazards are the next items worth addressing before the home is regularly occupied.
