This full home inspection covered a brick ranch home in Morton Grove, IL. Of the 43 components inspected, our team documented 27 total findings: 14 recommendations, 8 maintenance items, and 5 safety hazards. Most urgently, an active gas leak was detected at the stove - requiring immediate attention from a licensed plumber. The range was also missing its anti-tip bracket, no grounding rod was found at the service entrance, and the electrical panel uses discontinued Pushmatic breakers. The chimney was flagged as being in an advanced state of deterioration, and the AC failed to produce cold air during testing.
Exterior
A walkway was found sinking and flagged as a trip-hazard safety concern, worth leveling or repairing promptly. Driveway cracking was also noted, along with a walkway draining toward the home rather than away from it. Fascia/soffit metal covering was missing, loose, or damaged.
Roofing/Vents/Attic
Multiple roof covering defects were noted collectively, and antenna bolts on the roof should be sealed to prevent water intrusion at those penetration points. The chimney showed cracks in its crown and, more notably, was flagged as being in an advanced state of deterioration - worth having a mason evaluate promptly given the combination of findings. A downspout/extension was also missing or damaged.
Kitchen Components and Appliances
The most urgent finding in this report: a gas leak was detected at the stove - a safety hazard that should be treated as an emergency. The gas supply to the affected line was shut off and a licensed plumber should repair the connection before the range is used again. The range was also missing its anti-tip bracket - another safety hazard, since without it a loaded oven door can cause the appliance to tip forward. The microwave light also didn't work.
Interiors
Window and door screens were damaged or missing. Cabinet cosmetics were noted, a floor transition showed damage, and wall/trim cosmetics were noted as well.
Bathroom
A toilet bowl was loose and was also found leaking - worth having a plumber address both together, since a leaking toilet often traces back to the same loose seal causing the bowl instability.
Fireplace
Multiple fireplace deficiencies were noted collectively - worth having a certified chimney/fireplace technician evaluate the full scope before use.
Air Conditioning
The cooling equipment is due for regular maintenance. The system failed to produce cold air during testing - worth having an HVAC technician diagnose before relying on it for the season. Ductwork in the distribution system was found partially or fully non-insulated, and the ductwork overall is outdated.
Electrical
No grounding rod was found at the service entrance - a safety hazard, since proper grounding is fundamental to the whole system's safety. The panel was an old Pushmatic panel, a discontinued product line no longer manufactured - another safety hazard, since discontinued panel types can be difficult to service safely and are commonly recommended for replacement. Less urgently, some outlet cover plates were damaged or improperly installed, and an outlet was found with hot and neutral reversed.
