Vegetation cover over the gas line should also be cleared for access.
Heating and Cooling
The furnace was not operational at the time of inspection and should be serviced and confirmed functional before closing. The air conditioning system was tested and functional, though regular maintenance and a tune-up is recommended, and the lineset insulation was found missing or worn in places.
Electrical
The service entrance meter socket showed corrosion and damage, which is a safety item that should be evaluated by a licensed electrician promptly, since this is the point where utility power enters the home. Missing cover plates on outlets and junction boxes were also flagged as a safety concern, exposed wiring inside a junction box is a shock and fire risk. Other electrical findings were less urgent: an improperly labeled panel, a non-operational receptacle, and vegetation cover near the service entrance.
