This condo inspection covered a unit in a South Loop high-rise, near Printer's Row. Of the 50 components inspected, our team documented a notably clean 20 total findings: 11 recommendations, 8 maintenance items, and just 1 safety hazard - a missing anti-tip bracket on the range. Other findings were minor: a failed double-pane window, a loose toilet, a shower head leak, a missing washer pan, and an old HVAC unit. The dishwasher circuit was also found requiring a manual breaker reset, worth having an electrician evaluate for a recurring nuisance trip.

Kitchen Components and Appliances

The range/stove was missing its anti-tip bracket - a safety hazard, since without it a loaded oven door can cause the appliance to tip forward. This was the only safety-level finding in an otherwise clean report.

Interiors

A window showed a failed double-pane seal (condensation trapped between the glass layers), and another had a loose window treatment with an inoperative hardware. Door cosmetics were noted, a screen door was off its track, and a door handle was loose. Ceiling and wall/trim cosmetics were noted, and floor tiles were cracked.

Bathroom

A shower head was leaking, a sink drained poorly, caulking was needed at the tub/wall area, and the toilet was loose.

Fireplace

Plumbing

A washer pan was missing - worth installing, since its job is to catch minor leaks and route them safely away.

HVAC

The HVAC unit is on the older side.

Electrical

A breaker had tripped, and the dishwasher circuit specifically was found requiring a manual breaker reset - worth having an electrician evaluate, since a circuit that keeps needing a manual reset often points to an intermittent fault rather than a one-time event. An open junction box was also found, worth having properly covered, along with some bulbs that were non-working or missing.
